Mezzanine offices
A mezzanine office puts staff accommodation on a steel mezzanine inside your industrial building, with partitions, ceilings, lighting, heating and fire protection fitted to the structure. It is usually the fastest and lowest-cost way to add office space next to the operation without building an extension.

How we approach mezzanine offices
Office mezzanines are designed for people, not just stock, so the rules are stricter. Building Control will look closely at fire protection of the steel and deck, escape routes and travel distances, stair design, guarding, accessibility, ventilation and energy use. We design all of that in from the start rather than adding it at the end.
We can deliver an office mezzanine as a shell, ready for your own fit-out, or as a complete package: the steel structure, fire-rated ceilings and column casings, partitions and glazing, suspended ceilings with LED lighting, small power, data containment and heating or cooling coordinated with your M&E contractor.
Offices often go both on and under the mezzanine. The lower level suits meeting rooms, welfare and a canteen, while the upper level gives management a view over the floor through a glazed front.

Questions people ask
Does a mezzanine office need fire protection?
Almost always. Where people work on or under a mezzanine, Building Control normally requires the steel and deck to be fire protected and the escape route to meet travel-distance limits. We design it in from the start.
Can you fit out the office as well?
Yes. We can hand over a shell or a finished office with partitions, glazing, ceilings, lighting and power, coordinated with your own M&E contractor if you have one.
Is planning permission needed for a mezzanine office?
Usually not, because it is internal work, but Building Regulations approval is required. Check your lease, and the council if the building is listed or the change alters how the building is used.
How long does a mezzanine office take?
Structure and fire protection usually take one to two weeks on site after fabrication; partitions, ceilings and services typically add two to four weeks depending on size.
