How the guide price works
We multiply the floor area by our guide rate for the use you choose, adjust for size (small floors cost more per m²), load rating and deck, then add staircases, pallet gates, fire protection and any removal. The plan shows a typical column grid for your size and load, which we refine on survey.
For goods lifts, office fit-out, multi-level pick modules or anything unusual, send us the details and we will price it properly.
Questions people ask
How accurate is the guide price?
It uses the same rates we start from when quoting, so it is a realistic budget for a straightforward building. The fixed price follows a free survey of your clear height, slab, access and layout.
Does the guide price include Building Regulations?
Design and Building Regulations management are included in our complete packages. Building Control's own fees are listed separately on the quote.
What is not included?
Lighting under the deck, sprinkler alterations, slab works and office fit-out such as partitions, ceilings and power are priced separately after the survey.
