How much does a mezzanine floor cost in the UK?

A standard storage mezzanine typically costs around £110–£220 per m² supplied and installed (ex VAT), including a staircase, handrails and a chipboard deck. Large simple floors come in at the lower end; small floors, heavy loads, fire protection and office fit-out push the price up, with fitted office mezzanines often £300–£600 per m² or more.

What does a mezzanine cost per m²?

These are our guide ranges for supply and installation, excluding VAT, in a typical warehouse with good access. A survey and design firm them up.

Storage mezzanine: £110–£220/m², depending mostly on size. Large warehouse mezzanines over about 400 m²: from around £100/m². Heavy-duty floors for pallets or machinery: £160–£320/m². Retail mezzanines with fire protection: £160–£320/m². Office mezzanine shells with fire protection: £200–£380/m², with partitions, ceilings and services adding £95–£260/m².

What are the extras?

Staircases typically cost £1,600–£4,800 each, up-and-over pallet gates £950–£2,600 each, fire protection £45–£95 per m² of floor, and goods lifts £9,500–£28,000. Design and Building Regulations approval are usually included in a complete package; on their own they run from about £850 to £3,500.

Lighting under the new deck, sprinkler alterations, slab works and business rates are the costs most often missed in a budget. Ask about each one.

Why do quotes vary so much?

Because they are often not for the same thing. Check the design load in kN/m², the deck type and thickness, the column grid, the number and type of stairs and gates, whether fire protection is included and to what rating, whether Building Control fees are included, and whether the price covers lighting under the deck.

A quote that does not state the load rating cannot be compared with one that does. Ask every supplier to price the same load, layout and edge protection.

How can I keep the cost down?

Design to your real load rather than a generous guess, accept a column grid that suits the racking, keep the shape simple, and decide early whether people will work on the floor, since that is what usually triggers fire protection. Reusing a good second-hand or relocated mezzanine can also save money if it suits your building.
